Although an investment in Melbourne housing yielded the strongest price growth during the past year, Adelaide led the improvement in the March quarter, rising 4.6 per cent. The improvement coincides with better economic performance in the former rust-belt states of Victoria and South Australia, which suffered most from 1980s reforms and recession in the early 1990s. Real Estate Institute of Australia chief executive Daryl Smeaton said house prices tended to move in a wave pattern, with a strong rise and then a plateau until the next burst. Melbourne had been building strength for some years after the doldrums of the mid-to-late 90s, while Adelaide, after a flat performance, now seemed set to climb. "Adelaide is very much at the start of what looks to be a very healthy upturn in prices," he said. The Australian Bureau of Statistics housing prices index for capital cities shows growth in prices of 2.2 per cent in the quarter on top of a 2.4 per cent rise in the troublesome December quarter, when the overall economy contracted. Prices are 6.9 per cent higher for the year, with Melbourne posting and 11.1 per cent rise, followed by Adelaide, 7.7, Canberra, 7.5, Perth, 6.6, and Brisbane, 5.9. Sydney recorded average growth for the quarter and is 4.7 per cent higher than last year.
